Peru: Mortgage credit up 5.2% year-on-year in Jan 2025

Credit granted for home purchases increased by 5.2% in January 2025 compared to the same month of the previous year, reaching a total balance of S/70.506 billion (US$19.27 billion), the Central Reserve Bank (BCR) reported.

This growth was mainly driven by an increase in mortgage loans in local currency, which grew by 6.2% in the first month of 2025, the issuing entity specified.

Since May 2023, the year-on-year growth rate has remained between 5.0% and 6.0% each month, marking 21 consecutive months at this pace for the sector.

On a monthly basis, mortgage credit in January rose by 0.4% compared to December 2024, driven by a 0.5% increase in loans granted in Peruvian soles.

Peruvian Soles or U.S. Dollars?

According to the Central Reserve Bank, the preference for financing in soles continues when acquiring real estate.

In January 2025, only 7 out of every 100 loans in this category were granted in dollars, while the rest were issued in local currency.

The BCR stated that reducing the dollarization of mortgage credit lowers the risk of exchange rate fluctuations adversely affecting families.
